Our Focus:
Association Management
Maintain complete owner, tenant, trustee, vendor, insurance, accounting and legal records- which are available to any owner at any time
Attend board meetings on as needed basis and as specified in management agreement
Attend annual meetings
Mail out annual meeting notices and proxy forms to all owners prior to annual meeting
Mediate and resolve all resident problems when necessary
Enforces Board policy for covenant violations including notice letters, set up of committee meetings and consideration of fining and/or legal follow through if necessary
Preventative Maintenance Programs
Property Inspections- ongoing evaluation of maintenance, review of work being completed by vendors and develop property improvement projects for board review based on inspection results
Monthly, Quarterly, Semi-Annual and Annual Association Billing
Statements of account to unit owners
Simultaneous cash and accrual reporting
Accounts payable/receivable
Reserve study reviews and audits
Support the board through transparency of financial reporting
Property liens, delinquency collections and foreclosure processes
Vendor management- insurance, license and W-9 monitoring as required
Assistance in developing budgets, review of financial reports and management of long-term financial goals
Obtain capital improvement bids from qualified contractors/subcontractors
Negotiate bids as necessary
Submit bids to Board of Trustees for approval
Supervise all sub-contractors as necessary
Provide 24 hour/7 day a week emergency answering service.
Review contracts and re-bid when appropriate (landscaping, pool services, janitorial, etc.)
